Are you Realtors® who just want to list my house?

No we’re not. On The Spot Home Buyer, LLC is a group of real estate investors that buys houses from people like you in neighborhoods like yours. We’re NOT Realtors® and we’re NOT associated with any real estate agency. We don’t want to list your house, we want to buy your house and may be able to do so immediately!  We are Real Estate Professionals and we do network closely with many other Real Estate Professionals including Realtors and Brokers to better serve you and on occasion may even suggest it’s in your best interest to just list your house with a Realtor.

What kind of houses do you buy?

For the most part we buy single family houses in any area, and in any condition.  We also buy Duplexes, Triplexes, and Quads right on up to Apartment Buildings of 50 units or less.  All that matters to us is that the numbers make sense.  We buy townhouses and condos in select neighborhoods and we buy vacant lots and mobile homes from highly motivated Sellers.

What do you mean by "any condition"? What if my house needs repairs?

We make repairs so you don’t have to.  We will buy your house “as is!  and you won’t need to make anymore repairs.

What if I owe more on my mortgage than my house is worth?

We do not get involved in short sales.  However, if you owe more than your house is worth and we have an interest in buying it, we are CASH BUYERS.  We can  make a fair CASH OFFER to your lender.  If they accept, we buy the property and your problems are resolved.  If they don’t, we’ll shake hands and move on.

What price range do you buy in?

Being that we buy in Florida, Georgia, South Carolina, and North Carolina, and are expanding into New York and Denver we come across houses in every price range.  We do however believe that there is such a thing as “to many eggs in one basket”.  So let us know what you’re selling and we’ll let you know if we want to make an offer.

What if I am behind on my payments or in foreclosure, can you help?

Every situation is different but if your property meets our buying parameters there is a good chance we can help you.  So don’t delay.  Contact us immediately.

What do you charge for your services?

There is never a charge or commission when we buy your home or property!  In most situations we present an offer where we cover all expenses involved in the transaction and you have no out of pocket expenses.

After I submit your Seller Questionnaire, when will I hear from you?

As soon as we receive your Seller Questionnaire, we will review your information ASAP and get back to you ASAP.   If you submit your information early in the business day, we’ll most likely get back to you in a couple hours.  If we receive your information in the evening, a Sunday, or on a holiday, you can expect to hear from us within 24 hours.  If you don’t hear back from us in a timely manner certainly feel free to call to be sure we received your information and that you are being taken care of right away.

Is it better to call or contact you via your online Seller Questionnaire?
